Commercially zoned lands in Carrigtwohill, valued at upwards of €3.7m, are expected to attract wide-ranging interest due to their proximity to good transport links and several large-scale housing developments.

For sale via Hegarty Properties, on behalf of landlord Bam, the strategically located sites are for sale in three lots and are on Station Rd and in Castlelake, just off the N25 Cork-Waterford road, and within immediate reach of the Carrigtwohill commuter rail line.

More than eight acres are up for grabs, with a guide price in the region of €600,000 per acre. Lot 1 includes 4.2 acres of commercial-zoned land on Castlelake Avenue; Lot 2, on Station Rd, extends to four acres, of which one acre is more suited to carparking due to the presence of an attenuation tank for water run-off; Lot 3 is a site in Castlelake with full planning permission for a large creche (978sq m/10,527sq ft) with capacity for 150 children.

The creche site is next to a proposed greenway. The agent handling the sale, Adrianna Hegarty, said the landlord “would be willing to discuss the possibility of building the creche” on behalf of whoever buys the site.

The landlord, developer Bam, is also behind a large-scale housing development in Carrigtwohill — which should eventually deliver 700 homes. Construction is already underway at Ard na Sailí and the first-phase units are due for completion in April/May 2026.

Ms Hegarty said the creche site is within a mile radius of the Ard na Sailí development. Other substantial large scale housing development in the area include Murnane & O’Shea Ltd’s Elmbury.

The for sale sites fall within the Carrigtwohill Local Area Plan and are zoned “town centre”’ and “neighbourhood centre”, which Ms Hegarty said offered a “compelling opportunity for investors, developers, and owner-occupiers in one of Cork’s fastest-growing town centres”.

“This is a rare opportunity to acquire scalable, commercially zoned land in one of Cork’s fastest-growing urban areas.

“The location, zoning flexibility, and access to key services make these sites ideally suited for a range of development projects, from healthcare and childcare to retail and mixed-use schemes,” Ms Hegarty said.

The lands being offered benefit from proximity to major employers in the pharmaceutical, industrial, and logistics sectors, and are also close to the IDA and strategic employment zone of Midleton.

Carrigtwohill, 15km east of Cork City, has experienced significant population and infrastructure growth in recent years, with a continued emphasis on residential development, employment generation, and public transport connectivity.
