White Thorn Lodge Tralee nursing home for sale guiding €6 million CDA

A Kerry nursing home with 100% occupancy and 68 bedspaces is for sale with a €6m price guide — on behalf of private investors/directors via agents who have sold a separate nursing home package for well in excess of a €9m guide — to opportunity-hungry investors.

Listed with the substantial €6m price tag is the White Thorn Lodge, south of Tralee town on the N70/Castlemaine road, on 8.8 acres, offered as a strong income-earning going concern by private treaty, with expressions of interest sought by May 8.

Being sold by investors, and previously under the Aperee nursing homes umbrella, the star-shaped facility was purpose-built in 2003 and is described as a high-quality 59-bedroom (68 bedspace) care home with 100% occupancy, with over 26,000sq ft/2,500m² of accommodation on landscaped grounds “with ample room for expansion”.

The sale is separate to the October 2024 offer of five Irish nursing homes put for sale by the same agents on behalf of Aperee nursing homes group receiver Gerard Murphy, with an expected combined price exceeding €9m.

While those five were offered in one lot, it’s understood that several found individual buyers, with at least one buyer purchasing several, and the €9m guide was well exceeded when sold in lots. All deals are in legals, sold or sale agreed .

Those properties included operational homes in Bantry and Conna in Co Cork and in Ballinasloe in Co Galway, as well as vacant facilities in Callan, Co Kilkenny, and Belgooly, Co Cork, and came to market after rapidly expanded Aperee ran into financial and operational difficulties.

Other former Aperee homes were acquired by a consortium led by Paul Kingston, the former chief executive of Aperee Living, in late 2023, including seven operational nursing homes, three closed facilities, a partially completed site at the Rectory, Ballinglanna, Glanmire, Co Cork, and a site by Clarkes Hill in Rochestown, Cork City, with planning permission for a 100-bed nursing home and 47 independent living units.

Now listing White Thorn Lodge on the back of the interest shown in the disposal of the five Aperee nursing homes since October 2024, Cohalan Downing observe that “the Irish population is ageing and there is a shortage of nursing home beds in the country”.

They say “the defensive characteristics of nursing homes are attractive to investors and this opportunity offers a scale of bedrooms that will be attractive to established nursing home operators.”

Layout at the home sees a central service and facilities core with bedrooms in four wings, with local Kerry names Brandon, Dunloe, Skellig, and Torc.

Facilities include reception, visitor waiting room, two offices, living room with dining area, day room, dining room, kitchen, laundry, 50 single en suite bedrooms, nine twin en suite bedrooms with sink and showers, hairdresser room, craft room, quiet room, sluice room, three assisted bathrooms, staff dining room, staff changing areas, stores, and service facilities.

Largely spread over a single floor, there are first-floor storage rooms and “the property provides a high standard of accommodation,” said Mr Hanafin.
