IT MUST be a nerve-wracking week for Cork’s home hunters - the last launch of 20-plus new homes at the Bayly development by Cairn, on the fringes of Douglas in Cork, saw hopeful buyers queuing overnight and all day for the chance to buy the first 30 being released.

That was back in June 2024, and all were snapped up.

Now, there is a further release in the development in which 193 units are due to be sold to the private market, while overall some 470 units are coming on stream, including in a very sizeable block of apartments looming along the road on Carr's Hill in Castletreasure.

There is a new four-bedroomed show unit, and three-bed and four-bed homes are going on offer, with the cheapest being a three-bed mid of about 1,250sq ft, priced by selling agents Savills from €470,000: that’s up €25k from comparable offers at €445,000 back in the summer of 2024.

Also offered are four beds from 1,485sq ft to 1,703sq ft, at €575,000, again €15k up from a €560,000 sum in the 2024 release.

Not all new builds will come in under the Help to Buy price threshold, and anticipated buyers are first-timers, some families trading up or out of apartments and rentals, as well as downsizers seeking more energy-efficient homes.

VERDICT: Brand new, out of the box at Bayly. With only 20-plus in this phase, they won’t hang around.
