AGENTS are hoping for renewed interest in a €2.6m parcel of land in the Cork city suburb of Ballyvolane as two nearby housing developments near completion and proposals for an improved road infrastructure emerge.

The land, at Arderrow, is next to two unfolding  schemes, by Longview Estates and the O’Flynn Group, which between them will deliver more than 1,000 homes.

It’s also close to the emerging preferred route for a new road, officially called the Cork Northern Distributor Multi-Modal Road (CNDMR), a 14km corridor which will start at Inchigaggin on the Carrigrohane Straight and cross to the north of the city, passing by Arderrow on its way to Glanmire.

Separately, €2m funding was recently announced for the Ballyvolane Strategic Transport Corridor, aimed at delivering enhanced facilities for all road users. It’s due to be developed this year.

With both housing availability and infrastructure improving in Ballyvolane, Mark Fannon of Lisney expects a pick-up in interest in the 28ac (11.37ha) site, on the market for more than a year.

“Initially interest levels were moderate with developers (large & small-scale), supermarket operators and the like looking at the lands.

“However, sentiment is improving after a quiet 2024, with similar types of parties looking at the lands once again as the development land landscape improves,” Mr Fannon said.

The land Lisney is selling – with access off the Ballyhooley Road near Lidl- has mixed zoning and is available in two lots. Lot one is the entire property, guiding at €2.6m. Lot two refers to a 12.1ac parcel (4.89ha) of which 6.5ac (2.63ha) is zoned “district centres” and 5.6ac (2.26ha), is zoned “institutions and community.  The price for the zoned land is €1.95m.

The balance of the land, about 15ac or 6.48ha, is zoned “public open spaces”.

Mr Fannon said as it was mixed-use, there was “potential for varying uses from retail, education, healthcare, to residential”. It’s currently not zoned for residential.
