'Well cared for' 51-acre Carlow parcel up for auction

The property is in the townland of Knocknagee, about 4km north-east of Carlow town, right next to the border with Co Kildare and just 3.5km from the M9 motorway.

For sale with Tullow-based auctioneers REA Dawson, a 50.9-acre high-class farm is for public auction on Friday, March 21, at the Seven Oaks Hotel in Carlow.

The property is in the townland of Knocknagee, about 4km north-east of Carlow town, right next to the border with Co Kildare and just 3.5km from the M9 motorway.

“This is a very fine parcel of land, with frontage onto two roads," said selling agent John Dawson.

The property has excellent road access onto both the R448 and another minor public road, making it very conducive to subdivision. It will, unsurprisingly, be offered in a series of lots on the day of the auction.

  • Lot 1 consists of 12.7 acres of land; 
  • Lot 2 is 26.4 acres; 
  • Lot 3 consists of 11.9 acres of land; 
  • Lot 4 is the entire 50.9-acre farm.

“This is early growing country,” Mr Dawson said, underlining the importance of this part of Leinster, which is accessible and close to Carlow. “Every inch of this ground is arable — you can grow all sorts of crops on it. It’s laid out in three divisions.”

The owners are moving on to another property, leaving behind a parcel of tillage land that has been very well cared for, the agent stresses.

“We’re going to offer the choice of lots because people like the opportunity to purchase smaller parcels,” said Mr Dawson. “It could be of interest to people with horses, for example, or someone looking to grow wheat, barley or oats… or someone looking to make use of its great grass-growing qualities.”

There are no entitlements going with the lands, but interested parties can talk to the selling agents about any entitlements after the auction.

Interest in this attractive and accessible quality land parcel seems to be good, the agents say. As with all auctions, however, it is not until the auction day itself that most people reveal their hands. With a price guide in the region of €20,000/acre, this is a farm aiming to be sold on the day.
