The 442-acre farm offers such a rare quantity of acres in one holding.

A large 442-acre farm is a rarity in today’s market and the latest offering from Mallow-based auctioneers Murphy Browne offers such a rare quantity of acres in one holding.

The farm is in the townland of Inchamay South at the edge of the Boggeragh Mountains, roughly equidistant from the N72, the N20 and the N22, 15km south of Banteer, 23km from Mallow and 20km from Coachford.

While most of the holding is composed of marginal lands (360 acres) including peatlands, some 80 acres of it is in grass, where there is a dwelling and some outbuildings.

The house is a traditional two-storey five-bedroom farmhouse. It hasn’t been lived in for a number of years and should, therefore, qualify for the Vacant Homes grant. There is electricity, well water supply and a septic tank.

The farm buildings include a 62x45ft building with a lofted storehouse and three stables.

“This expansive holding adjoins a Coillte forest plantation and the Knockduff Wind Farm,” said selling agent Pat Murphy. “It’s open to everyone.

"It’s the kind of property that might suit an institutional investor, as well as someone looking to make a home with a generous amount of acreage.”

The farm is available to buy in lots. Generous entitlements are included and there’s an overall price expectation in the region of €2,000,000 (€4,500/acre).
