A 49-acre farm on a magnificent riverside setting is new to the market with Waterford City-based auctioneers Halley Grace.
Although it’s located in Co Kilkenny, this is very much part of the hinterland of Waterford City, being just upriver of the Suir, 8km west of Waterford and 4km from Mooncoin.
“It’s all in small fields and it’s good land,” says selling agent Tom Grace. “You could use it for tillage or for grazing and it goes from the hamlet of Licketstown right onto the riverbank of the Suir.
“There’s strong interest in it. Convenient-sized parcels like this don’t often come up on the market in that particular area of South Kilkenny, so there’s interest from local farmers mainly.”
Recent farm sales, he says, have featured farming interests mixed with those of non-farming commercial interests, citing the example of a recent sale of 95 acres of land where the purchaser was a non-farming businessman.
“If I were to guess, I’d say that a farmer will probably buy this property, but definitely the businessman or investor is coming into the market quite a lot recently.”
There are no entitlements coming with this holding, which has uncomplicated access at its northern end directly from the public road.
The lands are divided into 11 fields, with a reliable water supply and a considerable stretch of river frontage.
The price guide is quoted at €900,000 (€18,000/acre) – a reasonable figure given the kinds of prices that good land parcels in the area have been achieving recently.
