The key attraction for Saint Patrick, 61 St Declan’s Road in Marino, Dublin 3 is probably its location, which is close to Clontarf and within a 20-minute walk from both the Dart Station and promenade.

According to Sean Tobin of Sherry FitzGerald Clontarf the other main selling point for the extensively renovated 1920s built end of terrace property is its condition.

“No corner has been left untouched and no expense has been spared,’’ he says, noting that since buying it 15 years ago the owners have upgraded the bathrooms, done some work on the attic, and fitted a contemporary kitchen with quartz worktops.
Now on the market with a guide of €695,000, the house has 120 sq metres of living space and a C3 BER.

Accommodation includes a family room/playroom with a fireplace as well a recently remodelled living/dining/ kitchen. In 2021 the owners put in a new blue kitchen, replaced the patio doors and installed a stove in the living area.
The downstairs has a modernised blue and white bathroom while the upstairs has three bedrooms and another upgraded bathroom. The owners put in a stira stairs to the attic which has been turned into a home office.

At the rear, they have paved the garden in sandstone.
“The property is in a family-friendly neighbourhood close to local amenities and is within a ten-minute drive from the city centre,’’ says Mr Tobin.

A buyer with deep pockets and a disinclination to do their own decorating, could make life easy for themselves by purchasing this fully furnished four year old detached house at 6 Bellview Court, Ballydowney in Killarney.

“ It’s spacious, luxurious, energy efficient and in showhouse condition,’’ says Ted Healy of DNG Healy who is seeking offers of €695,000 for the four-bed property which is located two and half km from the town centre.

Built in 2021, it’s situated in an ultra-modern gated development of just three properties. “Fitted with a heat pump and triple glazing it has an A2 BER,” says Mr Healy noting that it offers 176 sq metre of accommodation over three levels.
The living room at the front has alcove units and oak herringbone flooring while the large kitchen diner has modern dark grey units with quartz countertops, a large island and a huge set of sliding doors.

The ground floor also has a guest WC while the next level has a bathroom and three bedrooms with a large en suite and a walk-in wardrobe. On the top floor there’s an even larger attic bedroom which has four large Velux windows and en suite.
Sharing communal parking space with the other properties, the house has a large enclosed patio garden at the rear.

Mr Healy said it could make a wonderful bolthole for a buyer coming to Killarney to golf but might also suit a family

Although it’s called after an island in Kerry, Valentia in Tramore has something of the look of a Spanish or Mexican hacienda.

This is partly due to the terracotta/ redbrick colour scheme in the kitchen and partly because it's an exceptionally spacious H shaped house which has a large courtyard and the appearance of being two properties joined together.

Listing the five-bed house and its two-thirds of an acre site with a guide of €695,000, John Rohan of Sherry FitzGerald Rohan says it was originally built in the 1990s as two separate properties – one of which was farriers workshop.

Current owners who bought in the early 2000s, amalgamated the two connecting them with a long sunroom style room and also modernised, redecorated, insulated and improved the BER.
The house at the front has large living room and a kitchen with redbrick counters, a strikingly red modern Italian range, terracotta-coloured walls and a swinging door you might half expect a gaucho to walk through.

Off the kitchen is a long sunroom/ dining room which leads across to the second property where accommodation includes a sitting room/ gym, a study and a utility. A spiral staircase leads up to two bedrooms with a shared en suite. Upstairs in the front house there’s bathroom and three bedrooms, one en suite.

Located four km from Tramore, – Valencia has extensive gardens and a large covered patio with a hot tub.

Instead of building an attached sunroom, the owners of this Georgian-style house at Ballyrane, Killinick in Wexford decided to do things differently by building themselves a detached “sunhouse”.

Situated by decking and a pond in the garden, it’s a stylish highly glazed modern structure used for relaxing, dining and entertaining and could conceivably make a great home office.

On offer, in addition to the stylish 20 sq metre sunhouse, is a spacious recently renovated three-bed detached house and 1.25 acres of gardens. Quoting a guide of in excess of €695,000, Nick Popplewell of Sherry FitzGerald says this is a splendid option for a family or a buyer considering a move to the country.

The 1990s-built house was completely renovated by owners who bought it two years ago. “After they upgraded everything including the kitchen and bathrooms they decided to add the sunhouse,’’ reveals Mr Popplewell.
Downstairs the property has two sitting rooms with fireplaces as well as a spacious modern kitchen/diner with off white units and vertical radiators. To the rear there’s a utility and a WC while upstairs has a bathroom and three bedrooms including one en suite.

In the gardens, there are lawns, mature trees, gravel paths and shrub beds. The owners didn’t spend all their time in the sunhouse and have planted dozens of bulbs which are almost ready to make an appearance.

Located close to Killnick village, the property is 10 km from Wexford town.
