35-acre Kilkenny grassland farm for March auction

On Friday, March 14, a 35-acre farm goes under the hammer with Castlecomer-based auctioneer Joseph Coogan at his auction room in Ballycomey House.
There should be a good appetite for this tidy grassland parcel in the townland of Loon, which enjoys good road frontage and is 5km north of Castlecomer itself. Kilkenny City is approximately 25km south.
“I’d describe it as a good grass farm with accommodation for 150 store cattle,” says Joe. “The farm buildings are in the centre of the farm and it’s laid out in four individual fields with excellent stock-proof fencing and a natural water supply.”
As well as the slatted and straw-bed accommodation for the cattle, there is also an enclosed three-span round-roof shed with sliding doors and a cattle crush.
There are a number of dwellings in the area, giving this holding the further potential for building a house, should the next owner require a dwelling.
“There’s very good road frontage,” adds Joe, with the farm located a kilometre or so off the Castlecomer-Clogh road.
The current owners, he says, are putting the property on the market because it’s an outside farm for their operation and they are now hoping to purchase some lands closer to their base.
This is a property that should fall within the radar of a number of potential purchasers. The quality of the lands and its state of readiness should bring a cohort of bidders for the realistic price guide of €10,000 to €12,000 per acre.
